There remain traces of the “bottaccio” implement of the old mill, as well as its grinders. The main house was developed in three different periods. The mill itself dates back to 1825; the central area to 1840 and the most recent section to the early 1900's. The garage was a later add-on. The length of the entire building is 37.6 metres; its width varies from 6.5 to 10 metres. The roof is about 293.03 sq metres, and the living quarters measure roughly 575 sq. metres. The ground floor comprises a terrace with “terracotta” tilings. Its structure is the traditional Italian style “pergola” in covered with wistaria and honeysuckle. The two car garage includes a porch as well as a pantry, this latter accessible from the house itself. There is also an open air deposit for wood, which once used to be an oven.
The old stone water conduits of the mill are integrated into the building. The main facade is the harmonious integration of the old three different building structures. It is simple with wooden frame glass windows and chestnut shutters. At its centre is an elegant arched small door, while the first floor is lit by traditional Tuscan shutters. The facade itself is decorated by hanging vineyards, jasmine and bignonia. The well thought out restoration has given back to the facade’s stones its original lustre. Its colour now is while lively perfectly in keeping with the Tuscan farmhouse. We have decided to keep a few of the original layers of paint. The northern wall is covered with ivy and Canadian vineyards. The “Molin della Casa” is reached via a few yards on a dirty road, coasting the Sovara creek, the original source of water for the mill.
The land attached to the house comprises an area of 3,800 sq metres, part of it grass and bush. Century old oak and acer trees as well as more recent trees such as cypress, horn-beams, oaks grace the land. An ancient well can still be used for irrigation, while a modern one is especially used during droughts. It is extremely deep and can guarantee the house a constant excellent fresh water supply. The “Molin della Casa” borders another property, which makes the area almost like a tiny village. Nonetheless absolute privacy is perfectly preserved, while one enjoys the safety of not being isolated.
The land around the property is now farmed (with wheat and grains.) It can be bought to enlarge the land holdings or rented out. The area has good weather conditions virtually all year round. It is somewhat protected by hills, which shade it in harsh summer days but also stop winds in wintertime. The foundations of the house have been redone and solidified, with steel reinforced concrete and steel beams. The major result is that the water can be drained away. This guarantees absolute dryness even in times of major or exceptional rainfall. Even the ground floor shows no signs whichsoever of humidity, it has been completely insulated though it remains at exactly the same level as the garden.
The old stables are now transformed. They house the main kitchen, the pantry, the kitchenette, a living room with its own fireplace, a drawing room with its own separated fireplace. On the ground floor there also are two service rooms, a small bathroom, which can be easily used for staff. On the ground floor, separated off from the main body, the furnace is located in its own emplacement. Two separate entrance doors give access to the ground floor. On the first floor there are five bedrooms, with three separated bathrooms. The remaining area of the first floor is now occupied by a library, studio/office, and a smaller drawing room.
The roof was completely redone of late with the best insulation materials. However care was kept to retain as much as possible of all the old roof tiles. Even the chimneys have been redone with old recycled material in keeping with the local traditions. The three bathrooms upstairs have excellent facilities. The floors are covered with ancient hand-painted tiles and “cotto toscano”. The heating system works with its own pretty cats iron radiators, except in guest rooms where old wood fired stoves are available. The original “cotto” floors are perfectly restored to their original splendour. The inside doors are in beautiful heavy chestnut wood.
The furnishings are in keeping with the sophisticated style of the house. They can be included in the sale prior to an agreement between buyers and owners. The property is split in two living units and have all links (power and GPL). Finally, this large property can be easily divided into two smaller living units.
